The role grew out of my own experience of buying here. I wanted someone on my side of the table. Not a list of units, but someone who first worked out whether the place suited me.
That is how I work today. I work with Las Colinas to match a property to the set of criteria each buyer brings, and that set is never quite the same from one family to the next.
As an owner here myself I care about one thing: happy clients who become ambassadors. That is why I listen first, and why I start with the place.
A place named Europe’s Leading Villa Resort seven times since 2017 is not sold as one of twenty options in a list. The finest marques keep their own address and their own people, market by market. Las Colinas works the same way, and that is why I represent it and nothing else.
It means you deal with someone who knows this one place completely, not someone who keeps it as one of many in a larger portfolio. Las Colinas is a world apart. The advice should be too.

My career has taken me in different directions, and in the end they all pointed towards Las Colinas. I bring 35 years of experience to this role, from playing and living on resorts to developing them.

The order is the whole point. It is set out in full under The Process.
Most people arrive with a list: number of bedrooms, a view, distance to the course, a budget. That list is useful, but it is rarely complete, and it was written before you had seen the place.
My questions are about what is not on the list. Who visits, and how often. How many weeks a year the house will stand empty. What happens here in ten years, when the grandchildren are teenagers. What you are happy to maintain yourself, and what you would rather never think about.
The feedback I hear most often is that the conversations made people think differently than they had expected, and that no pressure ever came from my side. That is the only review I care about.
Most estate agents are finished at the end of phase one. The property is sold, the commission is paid, and the buyer is left managing a building site in a language they do not speak. The majority of my work sits in phases two and three, and none of it costs you more.
Phase 1
We start by working out whether the estate is right for you and your family. If the answer is yes, we look for the property together and secure the contract on it. This is the part every agent does.
Phase 2
A resale you move into within 90 days needs one thing. A new build needs another: project management, site visits, quality control, continual reporting, and above all the dialogue with the developer. Running a building project in another country is what foreign buyers dread most. That part is mine, not yours.
Phase 3
I assist with the move in, the logistics and the technical side. On new builds I stay with you for up to twelve months, so snagging, deviations from what was agreed, faults and repairs are followed up properly and on time. You are not left dealing with a developer in another country on your own.
The three phases are part of any transaction and do not incur extra charges for you as the buyer, nor do they make a property more expensive. These services are included at my choice, as I apply them based upon my own buying experience and what I felt was missing as a buyer. The goal is to ensure that you have the best property for the least amount of effort.
