You walked through a home on a bright morning, stood on the terrace and could see yourself there. On the flight home the thought was still with you. Then the week caught up with you: work, family, the diary. By Friday the question has changed from "do I like it?" to "when would I decide, and what happens in the meantime?" Then you read a figure. Across the five developments now for sale, 33 homes are reserved or sold. In Buganvilla, 18 of 28 homes are reserved, and one further home is the show apartment. A number like that can pull in two directions. One voice says it is time to decide. Another says spring is soon enough. What suits you depends on your own plans, and those are different for everyone. You may want a home for a first winter in the sun. You may want weeks in spring, or the summer with the family. You may have a date in mind or none at all. It is easy to let a number set the pace. You see 33 and the mind starts to hurry, or you see 33 and it feels like a reason to let the matter rest until next year. Both are ways of letting the figure decide for you. So the useful question is how the figure fits your own timeline. ## Two timelines There are always two timelines. Yours: when you want to use a home, and how you want to live in it. And the availability timeline: what is for sale now, and what comes later. Put the two side by side. Four questions help. Four questions 1. When would you like to start using a home here? 2. How long would you stay, and who would join you? 3. Does the location matter most, or the view, or the size? 4. Do you know what is available now, and what is planned? Key point Some homes are like a train leaving the station. If it is the right one for you, it is not worth missing. Others are not worth chasing, and new ones will come. In my view there are five to ten years of development left on the estate, so the choice will not end tomorrow. That is why it is useful to know what is available while you decide. ## Buganvilla, in my view If you are fairly sure Las Colinas is right for you, I would not recommend missing the first phase of Buganvilla. Nine homes remain: from €480 000 + IVA for two bedrooms and €625 000 + IVA for three. These are the figures on the availability list valid to 6 November 2026, and the current list is always the reference. Las Colinas currently plans to launch the second phase in early 2027. Dates can change. The developer has said it was brought forward because of the demand for the first. You do not need a home in mind, or a date. I start with how you want to live, and I go through what is available now and what is planned, so that your decision is made on the whole picture. ## Why I start with the whole picture A good viewing trip answers four questions, in this order. Is Las Colinas the right fit for you? Which home suits how you want to live? Which location, with nature trails and quiet, or close to the restaurants, and which direction should the view face? And do you know what is available now, and what is coming in the next one to two years? The last question is the most important. When you know all of it, you can decide with confidence. That is my job, and it is where I spend most of my time: making sure you see the whole picture before you choose. When you can see the whole picture, a reservation figure becomes useful background. It sits beside your timeline, the availability and the plans for what follows, and your decision rests on all of them together.
