What you are really choosing is the life inside the gates. The golf course, the trails, the restaurants, the Sports & Health Club, the beach club and the security are the same for every owner, whatever the property cost.
After that the question is how you want to own. A private garden and pool, or lock and leave, where everything is looked after while you are away and you come and go as you please.
If the place is not a good match for you, no amount spent on a property will make you happy here. So the place comes first. Always.

Only now do we look at property. One point of contact through construction, handover and 12 months after.
Most estate agents are finished at the end of phase one. The property is sold, the commission is paid, and the buyer is left managing a building site in a language they do not speak. The majority of my work sits in phases two and three, and none of it costs you more.
Phase 1
We start by working out whether the estate is right for you and your family. If the answer is yes, we look for the property together and secure the contract on it. This is the part every agent does.
Phase 2
A resale you move into within 90 days needs one thing. A new build needs another: project management, site visits, quality control, continual reporting, and above all the dialogue with the developer. Running a building project in another country is what foreign buyers dread most. That part is mine, not yours.
Phase 3
I assist with the move in, the logistics and the technical side. On new builds I stay with you for up to twelve months, so snagging, deviations from what was agreed, faults and repairs are followed up properly and on time. You are not left dealing with a developer in another country on your own.
The three phases are part of any transaction and do not incur extra charges for you as the buyer, nor do they make a property more expensive. These services are included at my choice, as I apply them based upon my own buying experience and what I felt was missing as a buyer. The goal is to ensure that you have the best property for the least amount of effort.
This is the part of the work I spend most time on. Not finding a property, but finding the property that gives you the best return measured against what you think matters.
Pillar 1
What the property might reasonably be worth over time, and what drives that.
Pillar 2
The income from the weeks you are not here. Weighted to zero if letting is not relevant to you.
Pillar 3
What the property gives you while you own it. The one almost nobody prices, and the one I weight highest.
The weighting decides everything. If this is mainly a financial holding, we look for the property with the strongest price development and the best rental potential. If the purpose is the life you will live here, we look for a different property, and the two lists rarely overlap completely.
That is why the question of purpose is one of the first I ask. Answer it honestly and the rest of the work is straightforward.
In moments, in holidays, in friends who came and stayed. That dividend does not fall in value, and it appears in no prospectus.
So I ask first how you want to use the property, and only then what it should cost.
