It begins with a personal and informal conversation with us at Las Colinas Nordic. We’ll map out your needs and recommend properties that suit you. From there, you can either join a viewing trip or reserve digitally.

A viewing trip is not mandatory, but it’s the best way to experience the resort and properties firsthand. We offer a subsidised package that includes accommodation at the resort, airport transfers, and a tailored itinerary. If you choose to buy, the full cost of the trip is refunded.

3. How long does it take from reservation to handover?

The timeline varies depending on the type of property. For completed homes, handover can take place within a few weeks after contracts are signed. For off-plan or under-construction properties, the timeline is typically 12–18 months. We’ll guide you through every step of the process.

1. Is it safe to buy property in Spain?

Yes – provided the process is handled correctly and with proper legal support. Spanish property law is well-regulated, and with your own solicitor and a trusted developer, the purchase is safe and transparent. We ensure you are guided professionally throughout.

2. What guarantees apply when buying a new-build property?

New-build homes in Spain come with legal guarantees. These include a one-year warranty for minor defects, a three-year warranty for installations and systems, and a ten-year structural warranty. All guarantees are backed by insurance and regulated by Spanish law, giving you security as a buyer.

3. What are the additional costs beyond the purchase price?

In addition to the purchase price, you should expect approximately 12–14% in purchase-related costs. This includes VAT (IVA) or transfer tax, legal fees, notary and registration fees, and other administrative costs. We provide a detailed overview tailored to your chosen property.

Lending terms typically cover up to 60–70% of the property value. We assist you in establishing contact and preparing the required documentation.

2. Can I use my home in my home country as collateral?

Not directly in Spain. Spanish banks usually require the property in Spain to serve as collateral. However, you may be able to refinance or release equity from your property in your home country (such as the UK or US) to fund the purchase. This should be discussed with your local bank or financial advisor.

3. What are the typical annual costs of owning a property?

Annual ownership costs include local property tax (IBI), community fees, utilities, insurance, and minor maintenance. At Las Colinas, these typically range from €5,000 to €15,000 per year, depending on the property type. We provide a detailed estimate based on your selected home.

Las Colinas offers a wide range of high-quality facilities designed for comfort, leisure, and convenience. These include a championship golf course, a clubhouse with fine dining, a sports and health club, tennis and paddle courts, scenic walking trails, and the exclusive Beach Club by the sea. 3. Are there restaurants, a gym, and a beach club?

Yes. Las Colinas features several restaurants and cafés, including fine dining and relaxed terrace options. The gym is part of the resort’s Sports & Health Club, offering modern equipment and personal training. Just a short drive away, you’ll find the private Beach Club with an infinity pool, lounge areas, and direct access to the sea — exclusively for property owners and guests.

Las Colinas Nordic AS has an exclusive agreement with Las Colinas Golf & Country Club to be their property advisor towards potential clients. We guide you through the entire buying process — from the first conversation to key handover and beyond. Our role is to ensure that everything is clear, safe, and tailored to your needs, with full follow-up in your own language.

2. Is it safer to buy through you?

Yes. Buying through Las Colinas Nordic gives you a direct line to the official sales system of the resort — with no middlemen or uncertainty. We offer full documentation, legal safeguards, and professional support in English. You know exactly what you’re buying, from whom, and under what terms.

3. Does it cost more to buy through you?

No. The price is the same whether you buy directly from the resort or through us. As the official Nordic representative, we are part of the resort’s internal sales structure — which means you get full service in your chosen language at no extra cost.
